Well, as I have been saying for the last year Keystone took off like a rocket this summer. Early in the year you could pick up one bedrooms in the River Run village for about $250,000, now the only STUDIO that is on the market is $280,000. Soon there will be nothing under $300,000 in Keystone worth looking at. Is it done yet? Not yet I don’t believe. A comparable property in Breckenridge will still run you over $100,000 more so it seems there is more room. With the money that Vail Resorts will be dumping into Keystone over the next few years the rental income should continue to climb.

Breckenridge continues on it’s path to being the next Aspen . New luxury projects are ruling the day as Crystal Peak Lodge sold out in about 90 days and phase one of the Lodge and Spa at Shock Hill sold out in a day. The lower and mid priced markets appear to have slowed some as seller were pushing prices up 20% or more annually. Buyers seem to have backed off a little and prices on many properties have seen price reductions of late. There seems to be some good opportunities for buyers while we have this temporary slowdown. With some early snowfall the feeding frenzy could resume so if you have been contemplating Breckenridge it’s a good time to strike.
